Garage Door Perimeter Weatherstrip

After a windy night there is a fine ridge of snow on the garage floor along one side of the door, and another across the top step.

In plain words

When the work is finished you have a door that closes against a soft, continuous line of contact on both sides and across the top. From inside with the lights off there is no daylight at the edges; from outside, the new stop matches the trim colour. The door moves through its full travel without the fin catching or squealing. You are told what profile, colour and lengths were fitted, so a match is simple later, and shown the few habits that keep the seal supple: no paint on the fin, a silicone wipe before freezing rain, and slush kept off the bottom of the jambs.

Sound familiar?

With the door closed and the garage lights off, a thin bright line runs down the whole left side of the opening. You can see the neighbour's fence through it. The strip that should close that gap has shrunk back from the door.

How the visit goes

  1. Measuring for the new pieces

With the door closed, the header is measured across the full width of the opening and each side from header to floor, because openings are rarely the same on both sides. The profile is chosen to match the gap: a wider fin for a door that sits a little back from the stop, a narrower one where the gap is slight, and a one-piece stop where the wood is going. Colour is matched to the trim from a range of standard finishes. The technician also notes whether the existing stop projects far enough to cover the door edge, since a stop set too shallow leaves the fin working alone.

  2. Cycling the door and sealing the joints

Once all three lengths are on, the door is run through several full cycles by hand and then with the opener, while the technician watches each fin for catching, folding or rubbing and listens for a squeal. The daylight test is repeated from inside with the lights off. Any joint between the new stop and the trim or brickmould where water could get behind is caulked with an exterior sealant, and the fin is wiped with a silicone spray to cut the odds of ice bonding it to the door. The old material is bagged and removed, and the household is walked round the finished opening.

  3. If the door changes, the seal is re-checked

The seal was set against the door as it sits today. If the door is later adjusted, has its springs or rollers replaced, or is swapped for a new one, the contact can change: a door that now sits a few millimetres further out presses the fin harder, and one that sits further in leaves a gap. After any such work, do the daylight test again and ask the technician doing that job to check the perimeter seal while they are there. Re-setting a length is a small task and keeps the two parts of the system working together.

What affects the quote

  1. Weather on the day

Cold weather means keeping vinyl warm between the van and the opening and fitting each length with extra care, so a winter visit can run a little longer than one in mild weather.

  2. Alignment work on the door

Where the door sits out of square and a track bracket or the door itself needs small correction before the seal can meet it evenly, that adjustment is named separately.

  3. Fin on the existing stop or a one-piece vinyl stop

Nailing a new fin to a sound wood stop uses less material than replacing the stop with a one-piece vinyl moulding, which costs more as a part but needs no paint and does not rot.

What to have ready

  • Is the wood around the opening soft or rotten near the floor?
  • Has the door recently been replaced or adjusted?
  • Is your garage attached to the house, and is it heated?

Garage Door Perimeter Weatherstrip: questions

Questions
How is the seal fastened to the frame?

A flexible fin is nailed or stapled to the face of the wood stop with galvanized or stainless fasteners spaced evenly along its length; a one-piece vinyl stop is nailed or screwed through its rigid edge into the jamb and header. Fasteners go into sound wood, heads are set flush without crushing the vinyl, and the joint between stop and trim is caulked where water could get behind.

Will a new seal make the room above my garage warmer?

It can help. Drafts around the garage door cool the garage, and the garage cools the floor above it and the wall it shares with the house. Closing the perimeter cuts those drafts, though how much warmer the garage runs depends on the door's own seal, the ceiling insulation and how the space is heated, not the perimeter alone. A technician can talk through those as separate steps if the room stays cold.

What is the difference between perimeter weatherstrip and the bottom seal?

The bottom seal is a rubber or vinyl strip fixed to the lower edge of the door itself and presses against the floor. Perimeter weatherstrip is fixed to the frame, running up both jambs and across the header, and the closed door presses against it from inside. They wear differently and are replaced separately, though it is common to renew both in one visit when each is showing its age.
