Garage Door Bottom Seal Replacement
After a spring rain there is a puddle inside the door that reaches the tires.
In plain words
What you have afterwards is a door that closes onto a single soft line of contact from jamb to jamb. Daylight under the door is much reduced, the draft across the floor eases, wind-blown leaves and snow are kept out more effectively, and the tighter gap makes the route in harder for mice. The opener has been reset so the door lands gently on the new strip instead of pressing it flat. You also leave knowing the seal's profile and size, which makes the next replacement a matter of one phone call, and a couple of simple habits for winter that keep the new seal from freezing to the floor.
How the visit goesThe garage doubles as a workshop, and with the heater running the floor near the door stays cold and the draft finds your ankles at the bench. When the wind is up you can feel the air moving under the door.

How the visit goes

Is the door hanging level?
A gap that is wider at one corner is often the door rather than the seal. The technician checks that the door sits square in the opening by comparing the bottom edge to the floor at both ends and looking at how each lift cable wraps its drum. A stretched cable, a drum that has crept on its shaft or uneven spring tension drops one corner a centimetre or two, and setting the door level is what closes that wedge. If the door is out of level, the adjustment is explained as its own item and done first, and the seal is then sized to the gap that remains. Getting the order right saves fitting a seal twice.
Wood doors and nail-on strips
A wood garage door usually carries a flat or angled strip of vinyl or rubber nailed directly to the bottom rail rather than a channel seal. The technician removes the old strip and nails, checks the rail for soft spots and cupping, and treats or dries damp wood as needed. The new strip is positioned so its lip angles toward the outside and touches the floor along the full width, then fastened with galvanized nails or screws at close, even spacing so it cannot ripple. On a rail that follows an uneven floor, the strip's flexibility takes up the difference.
A door that meets the floor in one line
The first thing you notice is the absence of daylight. With the door closed and the lights off, the floor line is dark from one jamb to the other, and the draft that used to move across the floor is much reduced. The door lands softly, because the opener now stops when the seal is gently compressed rather than driving the section into the concrete. Leaves, grit and drifting snow are kept out far more often. If you crouch and look, the new bulb sits evenly along the slab, filling the low corner the old strip used to hover above.

What affects the quote
Seal profile and size
T-style, bead and bulb profiles in different widths and heights sit at different points on the parts list, and the retainer on your door decides which one is used.
Opener adjustment
Resetting the down limit and force and repeating the reversing test after a taller seal is fitted is a short step that the quote names whenever the door has an opener.
Material chosen
Standard vinyl, cold-flexible rubber and silicone are priced differently. Where the door faces the weather, the technician explains what the step up buys in flexibility and working life.
What to have ready
- Is there a car or storage inside that needs moving before the visit?
- Are the side and top weather strips also worn or torn?
- Is the old seal hard and cracked, torn, hanging loose, or missing?
Garage Door Bottom Seal Replacement: questions
QuestionsCan mice get past a garage door bottom seal?
A worn, hardened or chewed seal is one of their favourite routes, and even a small gap at a corner is enough. A fresh, continuous seal sized to the floor removes that route. For a garage with repeated trouble, seals with a stainless mesh embedded in the vinyl are available and resist chewing. Keeping the jamb seals sound at floor level matters just as much, since a gap beside the door serves them equally well.
Does the opener need adjusting after the seal is changed?
Usually, yes. A new seal is taller than the flattened one it replaces, so the door reaches the floor sooner. Left alone, the opener either presses too hard and bows the bottom section or senses the resistance and reverses. The technician resets the down limit so the seal compresses gently, checks the force, and runs the reversing test with a 38 mm (1.5 in) solid object or a 2x4 laid flat under the door so the safety features still behave as they should.
The seal looks fine, so why is there still daylight under the door?
A seal can look intact and still have taken a permanent set, so the bulb no longer springs up to fill the gap. Otherwise the gap belongs to something else: a door hanging out of level, a bowed bottom section, a floor that has settled at one end, or an opener down limit set so the door stops short. The first look during the visit sorts these apart so the fix goes to the right place.
