Rubber stiffens in a cold detached garage, so a belt tensioned on a warm day can run tight and noisy in January, and a bottom seal frozen to the slab makes the operator reverse before the door has moved. Reading the belt from end to end
With the trolley run to one end of the rail and then the other, the whole length of the belt passes under the technician's eye and fingers, on the top run and the return. What they are looking for is specific: cracks across the back of the rubber, a glazed shine that says the belt has been slipping, an edge gone fuzzy from rubbing, a stretch where the teeth are flattened or torn away, cords showing through, and the state of the clip or link where the belt meets the trolley. Each of these points to a different cause as well as a different repair, and where the wear sits along the belt says a lot about which.
Finishing the door around the belt
A belt drive is only as quiet as the door it moves, so the visit closes with the door hardware. Hinges, rollers and springs get a garage-door lubricant, cold-rated for a detached garage; the belt itself is wiped clean and left dry, because grease softens the rubber and packs the teeth with grit. Rail hangers are snugged, the manual slide lock is disabled so it can never be thrown against the motor, and the red release handle is confirmed to hang no more than about 1.8 m. The wall control is checked for height and the photo eyes for alignment, and the operator's cover goes back on.
Keeping the belt dry and the door lubricated
The belt asks for almost nothing, and the one thing it asks is to be left dry. Never spray it or grease it; oil softens the rubber and grit sticks to the teeth. What does want lubricant is the door: hinges, rollers and springs, once a year with a garage-door lubricant, ideally in autumn before the first frost. The rail can be wiped clean with a dry cloth if dust builds up where the trolley runs. Keep the belt clear of anything hung from the ceiling, since a bicycle hook or a storage rack pressing on the rail is a common reason a belt starts to fray along one edge.

Door work found during the balance test
If the door is heavy in the hands when lifted with the operator released, the springs, cables or rollers behind that are priced as their own job, separate from the belt.
Rail straightening or re-hanging
A bent rail, a sagging hanger or a misaligned rail joint that has been fraying the belt is corrected as part of the repair so the new belt runs clean, and the labour appears on the quote.
Gear and sprocket kit
Shavings on the motor head mean the drive gear is stripping. Replacing the gear-and-sprocket set means opening the head unit, which is more time and a more substantial part than belt work alone.

QuestionsShould the belt be lubricated?
No. The belt is meant to run clean and dry; oils and sprays soften the rubber and gather grit in the teeth, which wears the sprocket. Lubricant belongs on the door instead: hinges, rollers and springs get a garage-door lubricant once a year. The gear inside the motor head takes a light grease when it is serviced, and that is the technician's job.
How often should belt tension be checked?
A look every few months is enough: with the door closed and again with it open, the belt should run level with no sag below the rail. A yearly service that checks tension against the spring length, looks at the sprocket and pulley and runs the balance and reversal tests keeps a belt drive quiet for its whole life. Check again after the first hard cold of the winter.
What does out of phase mean, and why does my door stop short?
When the belt has been off the sprocket, or the motor has run without it, the motor's idea of where the door is no longer matches where the trolley sits. The door then stops short at one end however the limits are turned. The technician lifts the belt off, runs the sprocket to its closed position, refits the belt with the trolley at the closed end and relearns the limits.
